Hi everyone, my name is George Belleville. I’m a realtor with the Head for Home team, and I’m creating this video because I want to talk to you about something that I call one variable pricing. When you hire us to sell your house, we’ll sit down, we’ll have a lot of conversations about the house, the condition of the house, pricing, all of those things. But there’s one thing that I really like to make clear with people, and I think it really, really, in my experience, has helped the process, and that is what I call one variable pricing.
Explanation of One Variable Pricing:
- When you have a house to sell, some houses are in perfect condition, but most are not. There’s a conversation about what you’re willing to do and what you’re not willing to do before putting the house on the market.
- It’s advisable to address anything you’re willing to do to sell your house before listing it. For example, if there’s outdated wallpaper inherited from a grandmother, it’s better to remove it before listing.
- Trying to address issues after listing can create confusion in feedback. Fixing one issue might not address the real reason why the house isn’t selling.
- It’s suggested to take care of everything you’re willing to do upfront, so the only variable left is the price. This simplifies the process and reduces anxiety.
- If the house still isn’t selling after addressing all the known issues, then it’s a clear indication that the price needs to be adjusted.
Conclusion:
- It sounds simple but can be challenging to implement. However, it’s beneficial in the long run to avoid prolonged stress and anxiety during the selling process.
- The goal is to have the house prepared before sale so that the only thing left to do to get the house sold is adjust the price.
