Hi, it’s George Belvel and I’m sending you this video because I want to talk about the importance of picture day when selling your house. I talk about this at the listing appointments and with sellers all the time. And I want to just remind you that it’s, to me, it’s the most important day in the process of selling your house.

  • Significance of Picture Day: I always call it picture day. Like when you were a kid you got all dressed up. It was a big day at school, it’s a big day for your house. Because as they say, you only get one chance to make a first impression. And it’s really important, especially with today’s technology and people with 35-inch monitors or looking at houses on 50-inch TVs, the house needs to look as good as it’s going to look on the day of the pictures.
  • Preparation is Key: So that means no cars in the driveway, everything’s clean, everything’s put away, nothing’s sticking out from under the bed, no streaks on the mirrors. This great photography that we use now can also be a little bit unforgiving. So that really is the day where the house needs to just, I won’t say it’s perfect, but nothing’s perfect, but it just has to shine.
  • Lead Time for Photography: And we need about five to seven days lead time to schedule the photography so we can tell them what time to be there. So we need to know from you, what is going to be the day that that house is going to be spotless and ready to go.
  • Consider Professional Cleaning: I usually suggest to people that they hire someone to clean because we all have our same cleaning habits and whatever you missed last week and the week before you’re going to miss when you clean your house for sale. It’s good sometimes to have a fresh set of eyes come through and clean so that we don’t miss anything. Because a lot of times it will show up in the photography.
  • Strategic Approach to Listing Photos: And real quickly, our strategy with that is we, because we know people have a short attention span and they’re looking at a lot of houses sometimes. So we have the exterior photo of the house and then our next picture is what we call the money shot, which is what we think is the best picture or maybe the best room in the house.
  • Engaging Viewers: Because we want people to be hooked immediately. Because if you’ve ever looked at houses online and you’re at the 35th picture and you’re barely even inside the house or it’s like 19 different photos of the kitchen, it gets frustrating and people will click off and just stop looking at the house. I looked at a house one time at the beach, it was 65 pictures before it showed the inside of the house. Nobody wants that. So that’s our strategy.
  • Final Presentation: So we have the exterior picture and then the money shot and then the rest of it, we just walk through the room or the house as you would walk through it on each floor. And then we have the floor plans at the end. So it’s really important. It requires a little bit of thought, a little bit of logistics.
