What Happens at Walkthrough (Video Transcription)

Hi everyone, George Belleville here. I’m a realtor in Maryland and I’m making this video because I want to talk about what happens at the walkthrough before closing. If you haven’t bought a house before, closing is when you actually go and the funds are transferred and you sign all the paperwork. The walkthrough is for the buyer right before closing to make sure everything is okay.

  • Condition of the House:
    • In Maryland, the house has to be broom clean, free of trash and debris, and in substantially the same condition as it was when you wrote the contract.
    • Generally, houses are in very good shape, clean, almost spotless, because most people take pride in their house and want the new buyer to walk into a clean house. However, this is not always the case.
  • Timing of the Walkthrough:
    • I prefer to do the walkthrough immediately before closing to avoid any issues that might occur in the gap between the walkthrough and closing.
    • Only a couple of times have I had incidents where something happened between the walkthrough and closing, like fallen limbs or water leaks.
  • Walkthrough Process:
    • Meet at the house and ensure there is no furniture, trash, or debris left behind. The house should be clean, though it might not always be spotless.
    • Check that everything works, such as flushing toilets, running water (including hot water), and ensuring the oven and stove function properly.
    • This step is to find any potential issues that can be presented to the seller before closing to negotiate terms.
  • Potential Issues:
    • Occasionally, sellers leave behind items thinking the buyer might want them. This could include old patio furniture or paint cans.
    • Most buyers are okay with minor items left behind, but sometimes it crosses a line, and we need to address it before closing.
  • Advice for Sellers:
    • If you want to leave something behind, confirm with the buyer through your agent. The last thing you want is to delay closing because of unwanted items left in the house.
  • Outcome:
    • Most walkthroughs are peaceful and uneventful. However, ensuring everything is in order immediately before closing can prevent complications.
